A real estate team built around method, not momentum

Pandajecho was founded in Salvador to bring systematic rigour to a market where personal connections often substitute for process.

What Pandajecho does and who it's for

Pandajecho is a boutique real estate agency operating in Salvador, Bahia, with a service area covering the greater metropolitan region including Lauro de Freitas and Camaçari. We work with individuals buying or selling residential property, with companies sourcing office and retail space, and with investors building or rebalancing property portfolios in the Bahian market. Our work spans four disciplines — property sales, rental management, independent valuation, and strategic consulting — all delivered by the same small, cross-trained team. We don't divide clients between departments; instead, each client is assigned a primary advisor who coordinates across all service areas as the engagement evolves. This structure matters in Salvador, where a buyer often becomes a landlord, and where a single transaction can touch valuation, financing, legal coordination, and long-term asset strategy within the same six-month window.

How we work — and what we're honest about

Founded in 2017, Pandajecho has completed more than 340 transactions across Salvador's residential and commercial sectors. Our advisors use structured intake forms, standardised due-diligence checklists, and a proprietary comparable-transaction database updated from registry data monthly — tools that reduce the room for overlooked detail. The slate-professional approach we apply means our clients receive written analyses, not verbal impressions: every recommendation comes with the data behind it. We are selective about the mandates we accept. We don't work with properties carrying unresolved legal encumbrances, and we don't promise timelines we can't substantiate. Real estate in Salvador moves according to seasonal demand cycles, interest-rate conditions, and neighbourhood-level dynamics that no agency controls. What we control is the quality of information we give you and the consistency of our follow-through. We work in English and Portuguese, which makes us a natural point of contact for international buyers and expatriate tenants — roughly 18% of our client base in 2024 came from outside Brazil.
