Bank financing
Lenders require an independent appraisal before releasing mortgage funds. Our NBR 14653-compliant reports are accepted by Caixa Econômica Federal, Bradesco, and other major institutions operating in Bahia.
Pandajecho produces independent valuations using recognised Brazilian methodology — not estimates, but documented reports.
Pandajecho's valuation reports are produced in accordance with NBR 14653, the Brazilian standard for property appraisal. Depending on the property type and the client's purpose, we apply one of three recognised methods: comparative data (direct comparison with at least five recent transactions in the same micro-market), income capitalisation (for income-producing assets, using market-rate cap rates for Salvador's commercial zones), or the cost-replacement approach for specialised structures where transaction data is thin. Each report documents the data sources, the statistical treatment of outliers, the property inspection findings, and the final value conclusion with a stated confidence interval. Reports typically run 18 to 30 pages and are delivered within five business days of the property inspection.
Valuation reports serve different purposes — here are the four most common scenarios we handle.
Lenders require an independent appraisal before releasing mortgage funds. Our NBR 14653-compliant reports are accepted by Caixa Econômica Federal, Bradesco, and other major institutions operating in Bahia.
Succession, divorce, and commercial dispute cases require a court-grade valuation. We produce reports that meet procedural standards for presentation before Bahian courts and arbitration panels.
Before acquiring or disposing of an income-producing asset, understanding its market value — independent of the seller's asking price — protects you from overpaying or undervaluing.
Investors and family offices holding multiple Salvador properties commission periodic valuations to keep asset registers accurate and support annual tax and accounting obligations.
Our valuations are advisory documents — they express market value at a point in time, and actual transaction prices will vary depending on negotiation, buyer demand, and market movement after the report date. We do not provide engineering surveys or structural condition assessments; those require a licensed engenheiro or arquiteto and are separate commissions. Valuation reports also cannot substitute for the formal laudos required by certain regulatory bodies — always confirm the specific format required before commissioning.
We needed a valuation for a succession process involving a commercial property in the Comércio district. Pandajecho completed the inspection on a Tuesday, submitted the report by Friday, and our lawyer confirmed it met all court requirements without amendment. Given the legal deadlines involved, that turnaround was critical.
